Buying a home?
The process can prove to be quite stressful. A home inspection is supposed to give you peace of mind, but it often has a different result. You will be asked to absorb a lot of information over a short period of time. This often includes disclosures provided by the seller, natural hazard disclosure reports, termite reports and environmental reports. All this combined with what you notice yourself can make the experience even more overwhelming.

Most of your inspection will be addressing maintenance recommendations and minor imperfections which are thing you should be aware of. However, the items which are truly important will fall into the four categories listed as follows:

1. Major defects: An example of this would be a failing foundation;

2. Things that could lead to major defects: a minor roof-flashing leak;

3. Things that may hinder your ability to obtain financing, legally occupy, or insure your home;

4. Safety hazards, such as an exposed wire connections in the attic.

Anything in these categories should be addressed with your Realtor and the property owner.

Often, a serious problem can be corrected relatively inexpensively to protect both life and property (especially items listed in 2 and 4). Most sellers are honest and are often surprised to learn of defects uncovered during an inspectionand are more than willing to make the corrections.

Realize that sellers are under no obligation to repair everything mentioned in your report. No home is ever perfect. Keep things in perspective on what is really important and what is not. Speak with your Realtor on what repairs are appropriate to ask for and what repairs are not.
